At Staikos Homes, we try to make purchasing and building your new home as easy as possible. Whether it’s your first home, or you’re a long time homeowner, our goal is to simplify the process—from the day you buy your home to the day you move in. When purchasing a Staikos home, you will be in touch with us directly. After all, we know exactly what we can and cannot do when it comes to the design and completion of your home. There are no commissioned sales people at Staikos Homes, so you never feel pressured to buy. We will work with you to find the home that best suits your family’s needs.
Once you have found the home that’s right for you, we will prepare all of the documentation at our office for your approval before signing. Offers can be written as firm offers with fixed or flexible closing dates, or as conditional offers based on various terms including financing or sale of another home. Once you have signed a firm offer, we will begin completion of your home and give you a set closing date. Staikos Homes takes great pride in meeting set closing dates. In fact, we often complete homes before the target date. We also provide you with a detailed homeowner’s manual to answer any questions you may have, and offer tips for the care of your new home.
The time required to build your new home will depend largely on the specific home that you purchase, the stage of development it is at, and the time of year in which you purchase it. Staikos Homes will often have homes in inventory at various stages, ranging from foundation-only to homes that are bricked, shingled and dry walled.
Seasonal and Supplier Considerations
Delivery times will vary due to seasonal weather delays and supplier delivery times which may be affected by holidays or plant shutdowns. Also, the volume of homes in development at the time of your purchase may mean more time will be required to complete your home. A home that has begun construction can often be completed in approximately six weeks. The time it takes to complete your home can be expedited by ensuring all finishing decisions are made as early as possible. Without last minute changes, we will be able to complete your home with virtually no delays. Due to our volume, our tradespeople are on site on a daily basis. This makes it easier to manage the site efficiently, but demands that last minute changes be avoided.
Custom Design Considerations
Upon purchasing your new home, plan on spending time in our on-site design centre to help your decision-making process. Occasionally, a buyer will want to customize their home’s interior layout or have a wider range of choices when it comes to the exterior finishes. In this case, we suggest that you purchase a home still in its beginning stages. Delivery time for a home like this will vary depending on a number of factors including, but not limited to, the layout, access to and availability of the lot, permits, and the number of homes in development at the time. If you plan on purchasing a home with a lot of custom features, we suggest allowing more time for completion. Typically, we recommend three to four months. However, some customers opt to purchase well in advance and take possession six to twelve months in the future. As always, Staikos Homes will work with you to build, not only the home of your dreams, but provide a home you can move into in the time frame that suits your needs.
Staikos Homes will make every effort to keep the building process as simple as possible, but there will be some aspects where your involvement will be necessary. In order for us to meet our timelines, it is important to have the buyer’s cooperation. Once you have signed a firm offer to purchase, we will set up an appointment for you to meet with our staff to finalize the floor plans and begin the selection process.
Custom Design and Timely Decision-making
The stage at which the home is, as well as the set closing date, will be a determining factor in how soon we will need all of your choices. Staikos homes will make every effort to accommodate your schedule, but it will be up to the buyer to make themselves available for custom selections. It is best if all of those involved in the decision-making attend. Plan on spending a few uninterrupted hours to make kitchen and bath design, and flooring and colour decisions. Our staff is here to help and give advice so that this process is not too overwhelming.
On-site Visits and Inspections
Throughout the building process we will keep you involved and informed with regular site visits and you may be required to visit the building site to meet with a member of our staff or one of our tradespeople. In order for us to be able to keep on schedule, we will ask that you make yourself available to make important decisions. We will do our best to give you as much notice as possible to avoid any scheduling conflicts. Upon completion of your home, you will be required to make a PDI (Pre-delivery Inspection) of your home. This will usually take place in the final few days leading up to completion and we will inform you of all of your home’s features, and offer advice on regular operating procedures and expected home maintenance. Signatures will be required, so all buyers listed on the agreement should plan on attending.
